CENTRAL PARX: ABG Real Estate Group and HanseMerkur Grundvermögen lease to White & Case

Frankfurt/Hamburg, 25 February 2025 – Project partners ABG Real Estate Group and HanseMerkur Grundvermögen have achieved a significant leasing success for their CENTRAL PARX development in Frankfurt am Main. The international law firm White & Case has been secured as a long-term anchor tenant, taking all office spaces in the STUDIO and PAVILLON, covering a total of at least 11,670 sqm. Additional options for all remaining spaces in the TOWER have also been agreed. The 15-year lease includes modern office spaces, 100 car parking spaces, and 100 bicycle spaces.

he partners ABG Real Estate Group and HanseMerkur Grundvermögen have secured a major leasing success for their CENTRAL PARX project development in Frankfurt am Main. The international law firm White & Case has signed on as a long-term anchor tenant, leasing all office spaces within the Studio and Pavilion — totalling at least 11,670 sqm — with additional options on all remaining available space within the Tower. The lease spans 15 years and includes 100 car parking spaces and 100 bicycle spaces alongside the modern office areas.

This lease marks another significant milestone in the successful repositioning of the property. With over 85% of the project space leased at construction commencement, ABG Real Estate Group has opted not to pursue its previously planned self-occupancy of the Pavilion. White & Case, one of the world’s leading law firms, is currently based nearby on Bockenheimer Landstraße in Frankfurt — a location originally developed by ABG Real Estate Group.

The iconic three-part building ensemble, CENTRAL PARX, located at Bockenheimer Landstraße 10, consists of the Tower, Studio, and Pavilion, offering a total rental area of around 25,650 sqm. The extensive revitalisation of the historically listed complex, now reimagined with a modern concept, has already begun with demolition works. The gutting phase started at the end of 2024, vertical construction will commence in late summer 2025, and project completion is slated for early 2028.

About the CENTRAL PARX building ensemble
The building ensemble, consisting of the TOWER, STUDIO, and the adjacent PAVILLON, was designed in 1965 by architect Sep Ruf, one of the most influential architects of the post-war era. Sep Ruf is also renowned for designing the so-called Chancellor’s Bungalow in Bonn and the German Pavilion for the 1958 World Expo in Brussels.

ABG Real Estate Group and HanseMerkur Grundvermögen AG acquired the site in 2020, after it had been used by BHF-Bank for over 50 years until 2023. The jointly conceived transformation is being carried out under the direction of renowned Frankfurt architect Prof. Christoph Mäckler. The goal is to develop the project into a state-of-the-art and sustainable workplace with top new-build quality, while preserving the listed façade. Located in a prime area of Frankfurt’s banking district and directly adjacent to the historic Rothschild Park, CENTRAL PARX boasts a unique and exceptional setting.

In 2024, the joint venture partners secured construction financing of 200 million euros for CENTRAL PARX. As lead arranger, DZ HYP provided the financing together with a consortium of several cooperative banks to fund the extensive renovation and revitalization of this iconic property.
