bema and ABG: Mitsubishi Chemical Europe to become first tenant for the TRIGON complex in Dusseldorf

  • Regional headquarters of Mitsubishi Chemical to act as a hub for international exchange

Dusseldorf, 16 February 2021 – With Mitsubishi Chemical Europe GmbH, bema Group and ABG Real Estate Group have won their first tenant for the TRIGON office complex in Dusseldorf-Heerdt (Schiessstrasse 47–49).

As of spring 2022, Mitsubishi Chemical Europe GmbH will rent 4,200 sqm of office space in the TRIGON office complex under a long-term contract. Mitsubishi Chemical and its affiliated companies Mitsubishi Tanabe Pharma GmbH, YUPO Europe GmbH, and MIP Europe GmbH will occupy areas on the ground, first and parts of the second floor, moving in with 200 employees. On the ground floor, Mitsubishi Chemical will install a 750 sqm application laboratory. In addition, the companies will share 100 rented parking spaces in the neighbouring multi-storey car park. 6,100 sqm of office space – which can be subdivided into units of a minimum 670 sqm – is currently still available for rent.

With its flexible and communicative layout, the TRIGON office complex offers the ideal conditions for that. We are particularly proud of the Technikum on the ground floor, which will serve as an analysis and test laboratory but will also be used for product development.”

CBRE acted as an intermediary for both parties. The landlord’s legal advisor was law firm Rotthege | Wassermann; the tenant’s legal advisor was law firm Franz & Partner.

About the TRIGON project:
On a plot of approximately 11,100 sqm along Schiessstrasse in Dusseldorf’s Heerdt district, an office complex (rental space of 10,300 sqm) and a 283-room dual-brand hotel (rental space of 10,000 sqm) are planned, together with a shared car park providing a total of 462 car parking spaces, partially equipped with charging stations for electric cars. Construction is set to start in the first quarter of 2021. The project’s completion is scheduled for the end of 2022 / beginning of 2023. The total investment volume will amount to approximately €110 million. The architectural firm caspar.schmitzmorkramer GmbH, Cologne, has been contracted for the architectural conception.

The spaces of the office building allow for flexible deployment, and also offer creative leeway. The filigree façade with its floor-to-ceiling windows provides an appealing and elegant external appearance. DNGB (German Sustainable Building Council) “Gold” certification is being sought for the office building.
