At Marienburger Straße in Englschalking, within Munich's Bogenhausen district, the exciting Mariengärten residential and urban quarter is taking shape. On a prime 45,000-square-meter site, approximately 520 modern apartments are being developed. The project is complemented by commercial spaces, senior/assisted living residences, and daycare centers. A key feature of the plan is the restoration of the listed Villa Niggl, which will become a central landmark of the neighborhood square. A planned high-rise will serve as a new visual focal point for the area. Currently largely commercial and inaccessible, the site will be opened up to the community, offering new recreational opportunities.
The development includes generous green and open spaces, along with a central underground parking facility. The result will be a vibrant, car-free quarter that offers its residents and visitors exceptional quality of life.
