Topping-out ceremony for VoltAir in Berlin Mitte

Berlin, 16 September 2020 – Today sees the topping-out ceremony for the VoltAir office and commercial building complex in Berlin’s Mitte district (bordering Alexanderstrasse, Voltairestrasse, and Dircksenstrasse), with Berlin's Governing Mayor, Michael Müller, joining the celebrations and helping apply the finishing touch to the new landmark building's structure, located right in the heart of the city. With a total investment volume of around €390 million, the development will provide around 30,000 sqm of new rental space by early 2022. The owner-developer of the property is ABG Real Estate Group, together with Felix Gädeke, its joint venture partner.

This unique, striking new building is currently under construction, situated in the Berlin Mitte district – a fantastic location that is growing in stature in terms of the city's economy. It acts as a bridge between the dynamic Alexanderplatz office market and the up-and-coming Mediaspree development, both of which are only a stone's throw away.

Covering an area of 6,500 sqm, VoltAir will form an important landmark. There will be five separate entrances, and two imposing lobbies that open out onto the spacious, verdant inner courtyard. The ground floor offers around 3,000 sqm of rental space for retailers, food outlets and restaurants while the seven upper floors provide around 27,000 sqm of office and commercial space. The interior's open-plan loft-style design with its exposed concrete surfaces and technical installations offers huge scope in terms of architectural flexibility. Numerous balconies and terraces, covering an area of over 2,000 sqm, wrap around the outer and inner courtyard facades. Three roof terraces, each with an area of 100 sqm, provide impressive views of the surrounding area, adding an elegant finishing touch to the architecture. There will be parking space for 92 cars in the underground car park. 21,000 cubic metres of concrete and 4,000 tonnes of steel will be used in the construction of the complex.

Work started in December 2018, with construction of the superstructure commencing in September 2019. Completion is scheduled for the end of 2022, at which point the building will be ready for occupancy. The project has already been awarded LEED Gold pre-certification, and a WiredScore certification is in the pipeline.

My vision is that diverse occupancy of the property – start-ups, co-working spaces or digital hubs established by large enterprises – will be realised here, through this contemporary office concept that provides ultra-modern workplaces for the multi-faceted Berlin economy.

The commission to design the project was awarded to the the renowned and internationally active Berlin-based architects J.MAYER H. The Museum Garage in Miami, the Metropol Parasol in Seville and the RKM Tower in Düsseldorf are just a handful of the practice’s multiple award-winning buildings.
