- 250-room hotel in ‘Le Quartier Central’ leased on a long-term basis

Düsseldorf, 17 September 2026 – The ABG Real Estate Group and the bema group have agreed with Leonardo Hotels on the takeover and long-term continued operation of the Düsseldorf hotel on Toulouser Allee. In future, it will be managed by Leonardo Hotels under the name 'Leonardo Smart Hotel Düsseldorf'. The property has 250 rooms and is part of the 'Leonardo Smart' brand, which made its debut at Vienna Airport in June 2026.
The innovative Leonardo Smart concept focuses on digital services, self-check-in and self-service, enabling guests to enjoy a hassle-free and independent stay.
At the same time, traditional hotel amenities and personalised service are retained. These are complemented by flexible communal and workspaces, as well as catering facilities available around the clock.
Completed in 2022, the former H2 Hotel comprises nine storeys, including two basement levels with an underground car park. It is certified to BREEAM 'Very Good' standard. The property is situated in Le Quartier Central, an urban quarter developed on the site of the former Düsseldorf-Derendorf freight yard, which combines residential and working spaces with shopping and leisure facilities.

The successful re-letting demonstrates that the property also meets evolving operator and concept requirements, thereby offering good prospects for long-term use as a hotel."
The Leonardo Smart Hotel Düsseldorf is situated around two kilometres north-east of Düsseldorf city centre. The nearby Wehrhahn S-Bahn and U-Bahn station provides quick connections to the main railway station, the airport and the old town.
The bema group and the ABG Real Estate Group have been working in partnership on property projects in North Rhine-Westphalia for many years. Their joint developments include, amongst others, the 'Silizium', 'The Smart Office', and the 'Trigon' in Düsseldorf, as well as the 'Green Campus' in Cologne.
