Munich, 3 August 2020 – ABG Real Estate Group has completed the “TruLiving” city quarter development initiated in 2017 in Munich’s Trudering area. The 151 apartments have been handed over to their owners punctually, as contractually agreed. All apartments had been sold before completion of the shell structure. Total project investment volume amounts to approximately €82 million.
The “TruLiving” city quarter development connects the heart of the old village with Trudering’s cultural centre – both of which can now easily be reached on foot.
The complex comprises 105 owner-occupied apartments, 16 subsidised owner-occupied apartments, and 30 subsidised rental flats of various sizes: from one to five room(s), and with floor space ranging from 35 sqm to 200 sqm. Approximately 50 flats are to be barrier-free, and all of them have a small garden, balcony, loggia, or roof terrace. In addition to the residential units, the “TruLiving” complex houses four commercial units which have been let to a day care centre for children, among others. An underground garage provides 143 parking spaces. Overall floor space amounts to 15,580 sqm and the plot of land covers approximately 15,600 sqm, of which a 3,550 sqm-landscaped area, including a playground, was transferred to the city of Munich.
The architectural design of the building complex is characterised by staggered lines. The numerous loggias, balconies, and roof terraces offer a high degree of privacy. One overarching design feature is a recurring theme of horizontal division, using distinctive plaster lines and the horizontal elements of the French balconies. Landscaped areas and courtyards invite residents and visitors to enjoy their surroundings.
Two thermal groundwater wells supply the apartments with sustainable warmth. The apartments are equipped with controlled housing ventilation with heat recovery, incurring high energy saving potential. Green roofs retain rainwater and improve the micro climate. The entire rainwater drains into the plot of land, thus reducing costs for the housing community and saving energy for municipal water treatment.
Munich-based architectural firm Maier.Neuberger.Architekten GmbH and Stuttgart-based general contractor Gustav Epple Bauunternehmung GmbH have been selected for the project.
