Yorcks Campus: ABG Real Estate Group secures IU International University of Applied Sciences as tenant in Dusseldorf

● Long-term lease for around 3,550 sq m
● More than 85 per cent of the space already let on a long-term basis
● Further strengthening Düsseldorf’s “Knowledge Mile”

Düsseldorf, 13 July 2026 – ABG Real Estate Group has achieved another letting success at 'Yorcks Campus' at Yorckstraße 18–23 / Münsterstraße 169 in Düsseldorf. IU International University of Applied Sciences will occupy around 3,550 sq m on a long-term lease in the revitalised and newly repositioned building ensemble. BNP Paribas Real Estate acted as adviser to the tenant.

Following this latest agreement, more than 85 per cent of the total lettable space has now been secured on a long-term basis. The ensemble forms part of Düsseldorf's 'Knowledge Mile' and, with IU, gains another significant anchor tenant.

IU International University of Applied Sciences is a private, state-recognised university and, with around 130,000 students, the largest university in Germany. It offers practice-oriented degree programmes in fields including business, IT, artificial intelligence, psychology, real estate, marketing, healthcare and social work. Alongside traditional and part-time distance-learning programmes, dual study programmes are another key focus.

'Yorcks Campus' is therefore continuing to establish itself as a mixed-use location for education, work and services. Existing occupiers at the site already include Düsseldorf's adult education centre Volkshochschule Düsseldorf (VHS), fitness provider FitX, biotechnology company Bio-Techne and AOK Rheinland/Hamburg.

A defining feature of the campus concept is its generous roof gardens and landscaped outdoor areas. Through climate-resilient open spaces, these not only serve as areas for recreation and interaction, but also add value for learning, working and spending time in an urban environment. The offering is complemented by modern communal areas, food and beverage, and service amenities, as well as around 400 parking spaces with EV charging infrastructure.

'Yorcks Campus is a prime example of how traditional office properties can be transformed into future-proof urban locations with mixed uses. The fact that we have been able to attract IU International University of Applied Sciences, one of Germany's largest education providers, to the project underlines the appeal and long-term viability of our concept,' says Ulrich Höller, Managing Partner of ABG Real Estate Group.

Kai Mielenhausen, Head of Infrastructure and Campus Development at IU International University of Applied Sciences, adds: 'With their location, infrastructure and modern space quality, the leased premises offer ideal conditions for contemporary university and learning concepts. The combination of an urban setting, sustainable building quality and attractive communal areas was a particularly important factor for us.'

Built in 1992, 'Yorcks Campus' comprises around 28,600 sq m of lettable space. The property was acquired by ABG Real Estate Group in 2020 and has since been comprehensively revitalised and sustainably modernised. The measures included the complete renewal of the technical building equipment, modern heat pump technology, photovoltaics and extensive energy-efficiency upgrades. As a result, the building's energy demand has been reduced by more than 50 per cent. The ensemble has received DGNB Gold pre-certification.
