ABG welcomes AGILITA as a new tenant at VoltAir Berlin

Frankfurt/Main / Berlin, 1 February 2023 – ABG Real Estate Group, together with its joint venture partner Felix Gädeke, has concluded a lease with AGILITA Deutschland GmbH for around 480 sqm of office space in the VoltAir office and commercial building complex in Berlin’s Mitte district. As of mid-2023, the subsidiary of Zurich-based software house and SAP partner AGILITA AG will establish its German branch and a new team in the heart of the German capital. This means that the VoltAir property, with around 30,800 sqm of rentable space, has achieved almost full occupancy. Only two units remain vacant, on the ground floor (around 1,380 sqm in total). TomTom and Seven Senders were the first tenants to move in and commence operations in August and November 2022, respectively.

A reminder: 

As part of an off-market deal, ABG and its partner Felix Gädeke sold the VoltAir office complex in Berlin’s Mitte district to an investment vehicle jointly held by Swiss Life Asset Managers and Norges Bank Investment Management in September 2022. The purchase price amounted to approximately €457 million. Swiss Life Asset Managers will become the new owner in the course of the first quarter of 2023. But even after that, ABG and its partner Gädeke have the option and interest to let the remaining 1,380 sqm (two units for commercial, preferably office use). 

VoltAir already counts as one of Berlin’s most attractive and state-of-the art office complexes: it is situated in Berlin’s Mitte business district (bordering Alexanderstrasse, Voltairestrasse, and Dircksenstrasse), which is rapidly growing in stature in terms of the city's economy and where a number of renowned companies are located. The most recent tenants for the building have been a leading German biotechnology company, which will establish its representative office for the German capital in VoltAir, and Hal Leonard, a leading music publisher. Earlier, digital bank N26 secured space in the building for its German headquarters, joining renowned corporate tenants Seven Senders and TomTom. With AGILITA, an innovative software house will now also become one of VoltAir Berlin’s tenants. The modern architecture of the building and its attractive location are a perfect fit for the Swiss SME, which helps its clients with their digital transformation with its passion for cloud-based ERP solutions.

With its distinctive architecture, the new building marks an important and attractive office location between Alexanderplatz and the Mediaspree development. Covering an area of 6,500 sqm, VoltAir is a landmark property with five separate entrances and two imposing lobbies that open out onto the spacious, verdant inner courtyard. The property comprises around 30,800 sqm of state-of-the-art rental space on the ground floor and seven upper storeys. The interior's open-plan loft-style design, with its exposed concrete surfaces and technical installations, offers huge scope in terms of architectural flexibility. Numerous balconies and terraces, covering an area of over 2,000 sqm, wrap around the outer and inner courtyard facades. Three roof terraces, each with an area of 100 sqm, offer impressive views of the surrounding area, adding an elegant finishing touch to the architecture. The underground car park provides parking space for more than 90 vehicles. A number of suburban railway and underground stations as well as bus stops can be easily reached within a radius of just 200 metres. 21,000 cubic metres of concrete and 4,000 tonnes of steel were used in the construction of the complex. Construction works started at the end of 2018. VoltAir has been awarded a LEED “Gold” certificate and a WiredScore “Gold” certificate. Completion is scheduled for summer 2023.
