Frankfurt am Main, 10 June 2026 – After just over a year of construction, ABG Real Estate Group and HanseMerkur Grundvermögen celebrated the topping-out ceremony for their joint project, “Central Parx”, in summery weather. Around 400 guests from the worlds of politics, business and the wider community gathered on Bockenheimer Landstraße to mark the progress of one of Frankfurt’s most striking regeneration projects. Among those in attendance were Mike Josef, Lord Mayor of the City of Frankfurt am Main, Ulrich Höller, Managing Partner of the ABG Real Estate Group, as well as Malte Andes and Ulrich Haeselbarth, members of the Executive Board of HanseMerkur Grundvermögen.
The topping-out ceremony marked an important step in the further development of the listed building complex in Frankfurt’s banking district. With a total investment volume of around €370 million, Central Parx is being transformed into a modern office complex with approximately 25,650 square metres of lettable space. The space is already almost fully let, including to the renowned law firms White & Case and Noerr, which underscores the high demand for high-quality office space in central city locations.
Once the regeneration is complete, future occupants can look forward to office spaces that combine the requirements of contemporary working environments with the highest architectural quality. These spaces will feature both open-plan and collaborative workspaces as well as traditional office layouts, complemented by high-quality communal areas, state-of-the-art building services and a cutting-edge digital infrastructure. At the same time, the floor plans are being reorganised, connectivity within the complex improved, and the link to the adjacent Rothschild Park strengthened.
The building complex, comprising the Tower, Studio and Pavilion, was constructed in 1965 to a design by the architect Sep Ruf, one of the most significant figures of post-war German modernism, and was used by BHF Bank for more than five decades before the ABG Real Estate Group and HanseMerkur Grundvermögen acquired the site in 2020.
The revitalisation is being carried out in collaboration with the renowned Frankfurt architect Prof. Christoph Mäckler and is guided by the aim of a top-quality refurbishment to the standard of a new build. The characteristic façade structure will be retained and upgraded to meet modern energy efficiency standards. This will be complemented by a comprehensive technical and functional overhaul of the building. The aim is to achieve DGNB ‘Platinum’ and WiredScore ‘Platinum’ certifications. Completion of the entire project is scheduled for mid-2028.
Mike Josef, Lord Mayor of the City of Frankfurt am Main, praised the project’s significance for the development of Frankfurt as a business location: “Central Parx is a prime example of how architecturally significant existing buildings can be redeveloped to meet the needs of the future. Its redevelopment not only strengthens the banking district, but also enhances Frankfurt’s appeal as a business and employment hub.”
Ulrich Höller, Managing Partner of the ABG Real Estate Group, emphasised: “The conversion, repositioning and redesign of existing buildings is the challenge of the coming decade. Central Parx is an outstanding example of this. Such projects can only be realised through the collaboration of many stakeholders. We are therefore all the more delighted to be able to celebrate the topping-out ceremony together today. With great respect for the original architecture, we are developing a workplace here that combines identity, quality and sustainability.”
Malte Andes, Deputy Chairman of the Board at HanseMerkur Grundvermögen, said: “Iconic properties such as Central Parx shape a city for decades to come. Through this regeneration project, we are taking responsibility for a special site in the heart of Frankfurt. The high occupancy rate confirms our strategy of investing specifically in premium office space in prime locations. We look forward to welcoming the prestigious tenants and to taking over the asset management of this landmark property in the future.”
Adolf Lupp GmbH + Co. KG was appointed as the main contractor for the construction work and is responsible for the execution in a joint venture with Medicke GmbH. The combination of high-rise modernisation and renovation in accordance with heritage conservation requirements places particular demands on planning and implementation. During the topping-out ceremony, the project partners expressly thanked all the planners, construction companies and tradespeople involved for their work to date and for the construction progress proceeding according to schedule.
Following the official part of the topping-out ceremony, guests took the opportunity to exchange views in person over a barbecue regarding Central Parx and the further development of the site.
