- Modern office complex completed in 2023
- 25,000 square metres of lettable space with a weighted average unexpired lease term of 30 years
- Certified “DGNB Gold” and “LEED Gold”
Munich, 26 October 2026 – ABG Real Estate Group, together with HanseMerkur Grundvermögen, has brought together a club of German institutional investors that has acquired the “QUBES” office property in Munich-Moosach, located in the Olympia Business District. BayernLB acted as financing partner, while the seller was a project company undergoing insolvency proceedings under self-administration. The purchase price remains confidential.
Modern Building Complex with High-Quality Space
“QUBES”, also referred to as Munich’s IT City Hall, is a modern building complex completed in 2023 at Agnes-Pockels-Bogen 27/33. The five interconnected buildings, comprising up to five above-ground floors and two basement levels, form part of the Technology Campus Munich and offer approximately 25,000 square metres of lettable space. The property is fully leased to IT@M, the information and telecommunications services centre of the Bavarian state capital. With a weighted average unexpired lease term (WALT) of 30 years, the property benefits from an exceptionally long-term lease structure.
The property is characterised by high building quality and offers premium, modern office and administrative space. “QUBES” holds the sustainability certifications “DGNB Gold” and “LEED Gold”. The property includes 341 underground parking spaces and five outdoor parking spaces, as well as bicycle parking facilities.
HanseMerkur Grundvermögen will advise IntReal International Real Estate Kapitalverwaltungsgesellschaft mbH on future fund management, while ABG Real Estate Group will be responsible for asset management. As the investor group has already been finalised, the investment vehicle is not being marketed.
Malte Andes, Deputy Chairman of the Executive Board of HanseMerkur Grundvermögen, comments:
“QUBES offers a rare combination of highly predictable long-term cash flows, a high degree of income security and sustainable value stability. Combined with its sought-after location, this creates an investment profile that offers a high level of long-term planning certainty, particularly for risk-conscious investors.”
Ulrich Höller, Managing Partner of ABG Real Estate Group, adds:
“Our long-standing collaboration with HanseMerkur Grundvermögen is a key success factor in this transaction, enabling us to act as a solutions provider for institutional clients. Building on this partnership, we have succeeded in creating the conditions for the joint acquisition of the property.”
Established Location with Excellent Transport Links
“QUBES” is located in the economically strong north-western part of Munich, home to numerous renowned major companies and DAX-listed corporations. The property benefits from good access to Munich’s public transport network, with the Georg-Brauchle-Ring and Westfriedhof underground stations located nearby. It is also well connected to the Mittlerer Ring, with the A8 and A99 motorways easily accessible.
On the legal side, the buyers were advised on the transaction by McDermott Will & Schulte Rechtsanwälte Steuerberater LLP. IntReal International Real Estate Kapitalverwaltungsgesellschaft mbH will act as the capital management company (KVG).
